The way we source
We rely heavily on relationships. Over time we have built a network of agents, developers, landlords and local professionals in different parts of the country. Because we put the effort into those relationships, we are often contacted first when new opportunities come up and we often see deals that never reach the open market.
This relationship-led approach means we can match investments to your preferences, whether you are looking for buy-to-lets, BRR projects, HMOs or higher-yield strategies like rent-to-rents. Our aim is to bring you well-matched, fully thought through deals rather than a long list of average properties.
Our due diligence
We operate a clear, disciplined set of checks before we put any deal in front of an investor. If a property does not meet our
criteria, we walk away.
For every opportunity we look at:
•Location and rental demand
We research the local area to understand who is renting there, what they are paying and how quickly properties are let. We want to see good demand, realistic rents and low expected voids so your asset is working for you, not sitting empty.
• Rental income and competition
We study comparable rental listings and actual let prices, not just asking prices. We look at the level and quality of competing stock so we can judge whether the projected rent is realistic and sustainable.
• Sales comparables and pricing
We review recent sold prices for similar properties in the immediate area to test whether the property is sensibly priced. This is especially important where we are negotiating below market value, as we want to be confident the discount is genuine and supported by evidence, not just a sales pitch.
• Local rules, planning and licensing
Where HMOs or more involved strategies are concerned, we check local authority guidance, Article 4 directions, licensing requirements and any additional rules that apply in that area. Compliance is non-negotiable and we make sure you understand what is required before proceeding.
Only when a property satisfies these checks on demand, income, pricing and compliance will we move it forward and present it to an investor. Our goal is simple: real homes, backed by real data, structured to deliver returns that stand up to scrutiny.
