Do you list all your deals on the website?
No. Most deals are shared privately with our investor mailing list. This allows us to move quickly and work with investors who are actively looking and ready to engage.
How do I see available deals?
You need to be subscribed to the investor mailing list. Any opportunities we source are sent out via the weekly deal email. Deals are offered on a first come, first serve basis.
Why do I need to text you if I am interested in a deal?
Texting allows us to confirm availability quickly and manage interest fairly, as deals can be taken fast once released to the mailing list.
Do I need to have everything in place before contacting you?
No. You do not need to be fully set up before getting in touch. However, deals will be prioritised for investors who are in a position to progress within the required timeframes.
What do you look for on the initial call?
The call is about alignment. We will talk through the deal and ask a few high level questions about how you plan to fund the purchase and what professional support you have in place or are putting in place. This helps avoid delays later in the process.
When is the sourcing fee payable?
The sourcing fee is set on a deal by deal basis and is clearly stated in the investor mailing list for each opportunity. Depending on the deal, the fee is either paid in full upfront or split, with a deposit paid on release of the deal pack and the balance payable on completion.
Why is there a deposit before the deal pack is released?
The deposit confirms genuine intent to proceed and allows us to release detailed deal information. This helps ensure deal packs are only issued to serious buyers.
Are sourcing fees refundable?
Sourcing fees can be refundable in specific circumstances. If there is a material error in the information we have provided that fundamentally impacts the viability of the deal, we will address this fairly and, where appropriate, refund any deposit or sourcing fee paid.
If an investor chooses not to proceed for personal reasons, such as a change of mind or appetite, sourcing fees are not typically refundable. If you have any concerns or questions, we encourage you to get in touch so the situation can be reviewed properly.
Do I need to sign an NDA?
Yes. Once a sourcing fee or deposit has been paid and the deal pack is released, a non disclosure agreement will be entered into between both parties.
The NDA protects the confidentiality of the information provided and prevents the use, sharing, or circulation of the deal details outside of the agreed process.
Do you provide legal, financial, or tax advice?
No. We do not provide legal, financial, or tax advice. You should always rely on your own solicitor, broker, accountant, and professional advisers.
Are returns guaranteed?
No. Property investment carries risk and returns are never guaranteed. Outcomes depend on many factors including finance terms, build costs, timelines, and market conditions.
